Notes:  This is not the kind of property that is to be valued as you would if buying in a neighborhood in a town.  Typical bank financing looks at conventional valuations without consideration for attributes that accompany a property such as this.  The availability of water, wildlife, and land is rare to find not just in Montana but anywhere in the U.S.  Even in Montana there are few properties and areas that offer this level of diversification, remoteness, and provide access to so much huntable land directly out the back door with so many different species of wildlife.  If financing is needed it may be obtained through the below three banks and we are happy to assist with the process using our relationships at these institutions.  We will also consider owner financing with strong credit.  If financing is required please note that a large down payment will be needed do to the above reasons.

1. Glacier Bank

2. U.S Bank

3. First National Bank of Montana

Included In Sale:  For full asking price we are offering the cabin turn key with all furniture accept game mounts.  In this price we are also including the almost new (less than 25 hours) Honda 6500 wt Whisper Generator which retails for over $4,000, and a back up 5k wt Generak Generator.

Additional:  The property is turn key.  There is a property manager who will drain the cabin in the fall, and get it opened up in the spring.  He charges $85 for winterizing, and $85 for getting it going in the spring which includes checking the solar system and getting the water and propane turned on.  If you are out of state, for $25 he will fill it with fresh water, have the fridge cold, and ready for your arrival.   There is an excellent cleaning lady in place who cleans for $10 an hour.  Typical deep spring cleaning runs $60 and up keep cleaning typically ranges from $30 to $40.  Propane tank is 250 gallons and is on a routine fill up.  In full time use it runs on average $300 a year. Seasonal use will be about half that.  The cabin uses very little propane to operate.  Having someone cut the grass will run on average of $45 and only has to be done about 5 times a year to keep it short and tidy.

There is a year around access at the cabin so one could very easily live here full time.  If you are looking for the perfect bug out location to unwind, hunt, fish, hike, and live in an amazing natural environment off the grid, then The Grizzly Den may be perfect for you.  Or perhaps you would like to have a remote setup that is self sufficient  and surrounded by water sources for uncertain times.  Upon closing I will also share information on hunting, fishing, huckleberry hot spots, fresh springs and more.  I'm sad to sell this cabin as I have had many amazing memories here.  From watching Moose walk in front of the cabin while eating my breakfast on the deck, to reading a book on the deck after a day of fishing while massive Whitetail bucks pass through.   Listening to Elk bugle in the September cool mornings, the rough grouse drumming, and the incredible hunting and fishing, the The Grizzly Den is truly an amazing place, to build lasting memories.
